Neology Debuts Miami Community

The No. 17 Residences Allapattah has also pre-leased 50 percent of its units and will see residents move in this month, according to Neology.

The luxury community offers 192 units in studio, one-, two- and three-bedroom floorplans that range in size from 500 to 1,300 square feet. No. 17 Residences Allapattah also includes seven ground-floor work and live walk-up units that feature 12- to 18-foot ceiling heights.

Residents get access to a greenspace, pet park, rooftop lounge, pool, fitness center, private Zoom room as well as a coffee bar, covered parking garage, bike storage package lockers and valet dry cleaning.

Located at 1569 NW. 17th Ave., the community will be roughly 3 miles away from downtown Miami. However, the Allapattah neighborhood has also recently been seeing significant community investments, including new cultural attractions and restaurants.

As part of the neighborhood improvements, Neology broke ground on No. 17 Residences Allapattah in October 2019 and completed construction on April 15. Lissette Calderon, president & CEO of Neology, said in prepared remarks that the community will be one of the first residential projects to be a part of the revitalization of the surrounding neighborhood.

TWO MORE PROJECTS IN THE WORKS

With No. 17 Residences Allapattah now open, Neology’s residential development portfolio totals 1,500 completed condo and rental units. The latest project was the firm’s first ground-up residential project delivered in the area, but Neology also has two more nearby multifamily projects in the works.

The firm has plans for Allapattah 16, a 323-unit rental project with 15,000 square feet of office and ground-floor retail space, and Allapattah 14, a 237-unit apartment community with 5,000 square feet of ground-floor retail that’s located in an opportunity zone.

According to Neology, both projects are expected to break ground in the summer with Allapattah 16 starting first followed shortly after by Allapattah 14.
